Great crew, everyone we dealt with was professional and did great work. While working in the crawl space there were some unforeseen challenges that the crew came across. They adapted and completed the job well. Our house was left in very clean condition after hauling a lot of dirt and mud through the basement.

Basement and Radon Solutions has been such a blessing! My husband and I bought a house to flip that had some major issues with the crawlspace (so bad it couldn't pass the CL-100). We had water issues, mold, no insulation, radon that needed treated in the crawlspace and slab area, and more.

Rod came out to look at the space and really took his time to figure out solutions to all of our issues. He explained everything to us in a way we could understand and also worked with us to try and find a way that we wouldn't have to shell out extra money for a french drain. In the end, we needed to add it, but he guided us in trying to fix problems to we could avoid it.

This company is definitely more concerned with customer care and quality work than getting extra money out of people. They've been honest, respectful, thorough, helpful, and transparent through the whole process. Their office staff is fantastic too - So communicative and nice to work with!

We had three guys out working on the crawlspace for about 5 days. They were each so kind and friendly and boy did they work hard. We had snow coming towards the end of the week, so they worked long hours to make sure the crawlspace was finished in time. They were happy to answer any questions I had, and you could tell that they take a lot of pride in the work that they do. They were respectful of our house and showed so much integrity. They cleaned up after themselves and didn't leave any trash behind. They were AMAZING!

Now, our crawlspace is GORGEOUS. I would even go under there and that is saying something!! They went above and beyond to fix every one of our issues. All of our other contractors who have been in the crawlspace rave about how nice it is and they've all said it's the nicest crawlspace they've worked in.

I wish I had a before picture so you could all see the difference because it is night and day! And what's better is I know everything was done right. If I could give more than 5 stars I would!! Do yourself a favor and reach out to Basement & Radon Solutions. You can trust them completely!

Basement & Radon Solutions, BRS Pros encapsulated the crawl space Ben add on to his home. We started by adding our Radon Ready crawl space system. A radon piping system was installed in the crawl space. The piping system will be used in the future when the home is tested for radon gas and requires a complete radon system. Then we installed our 9-mil white 100% woven reinforced ground liner on the foundation walls and foundation piers. The wall liner was mechanically fastened/sealed to the foundation walls and piers. Our 9-mil woven ground liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to the liner. Lastly, we installed our Thermax rigid insulation. It's a 2" thick (R-13) Thermax rigid closed cell insulation that was installed over the foundation wall liner. Class A fire-rated. The Thermax rigid insulation was mechanically fastened to the foundation wall and the crawl space door to insulate the perimeter exterior walls. It was a pleasure helping Ben once again make his home safe, happy, and healthy!

Basement & Radon Solutions, BRS Pros, did quite a bit of work for Virginia and it went like...

1. Removed all contaminated insulation from crawl space.

2. Sprayed foam on the rim joists and sill plates. This foam is a Class A fire rated polyurethane closed cell spray foam insulation. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plate (rim joist) above the masonry foundation wall. This closed cell foam insulation (moisture and air will not penetrate this product) fills and seals the cracks, cavities, and joints. This product also reduces cold spots in the floor adjacent to the main level walls.

3. Installed the fiberglass blanket insulation to the sub-floor of the crawl space.

4. We installed a hydra-channel dewatering system in the crawl space. A clean trench was dug along the full interior perimeter of the crawlspace foundation. The hydra-channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system. This will allow water to flow freely to the in-ground sealed sump pump/basin. The hydra-channel system does carry a five year transferable warranty to prevent water on top of the ground liner.

5. We installed some corrugated piping in the crawl space. This is for in the event of Virginia ever needing to add a radon system later down the road. 

6. We then installed a 9 mil liner to the walls of the crawl space. This liner is a white 100% woven reinforced liner on the foundation wall. The wall liner was mechanically fastened/sealed to the foundation walls.

7. We also installed a 15 mil liner to the ground of the crawl space. This liner is our premium (walk on, store on) 15-mil white 100% woven reinforced radon ready crawl space system liner. The 15-mil woven ground liner will control moisture vapor and dampness from the ground. This product will not off gas (known on Google as "crawlspace cat urine odor"), we guarantee it!! Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.

8. We installed an Aprilaire 1820. This model removes up to 70 pints of moisture a day! It also comes with a 5 year manufactures warranty. Proudly made in the USA.

9. Lastly, we installed a hygrometer to the crawl space. This is a remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Virginia's crawl space to give her an accurate reading of relative humidity in the crawl space. This product helps monitor the effective humidity of the dehumidifier in the crawl space.

BRS Pros offered a crawlspace repair service. BRS Pros removed the existing french drain along the right interior wall of the crawlspace. We then dug a new trench and installed a french drain beside the footer to ensure the pipe is lower than the basement slab level. The french drain is then connected to a new Pro-Series Sump Pump. It was our pleasure to help Abigail and her husband's crawlspace happy and healthy.

Basement & Radon Solutions, BRS Pros, provided a crawlspace repair service by installing a Hydra-Channel drainage system that connected to a Pro-Series Sump Pump. The crawlspace was also encapsulated with 9 mil and a 15-mil white reinforced moisture barrier. A Aprilaire 1820 dehumidifier was installed along with a Hygrometer remote humidity sensor.

We tested the home for radon, and the results showed an average of 4.2 pCi/l. Since the results were only slightly above the acceptable level, the homeowner decided to retest in the future to determine whether mitigation was needed.

Carlos found out that during a heavy rain that water was coming into the crawlspace from one side. Their exterior french drain system was not stopping the water from entering the crawlspace.
