Install suction line Dana & David A.
July 29, 2021
Basement & Radon Solutions installed a Sub-Slab radon mitigation system in their basement. The radon suction line proposed was installed in the basement slab. After diagnostics for system performance, a 5" diameter hole was drilled through the concrete slab to the earth below. this is where a suction pit was then created. A 4" schedule 40 PVC suction line was installed in the slab, sealed and extended to the left exterior of the home. Then, the radon fan was be mounted on the rear exterior of the home. The radon vent pipe was then extended above the roof line to expel the gas safely and away from the home. Lastly, the manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line pipe in the garage for easy viewing. It was a pleasure helping Dana & David make their new home happy, safe, and healthy!
Water intrusion along right foundation wall - most significant where footer steps down Helen S.
June 2, 2021
Basement & Radon Solutions, BRS Pros installed a dewatering system due to the water intrusion in the crawlspace. The specific system they went with was a Hydra-Channel drainage system. This system is engineered designed and is proven to remove storm water up to 70% faster than a traditional French Drain. The Hydra-Channel system does carry a five year transferable warranty to prevent water on top of the ground liner. The Hydra-Channel was installed along the full interior perimeter of the crawlspace foundation and connected to a sump pump located in the right front corner of the crawlspace. Our sump pump package is completely sealed, as to not let moisture get back into the crawlspace, and has a permanent drainage system included. Our electrician was also able to wire a direct outlet for the sump pump. After the drainage system was installed our crew laid down a 9-mil white reinforced moisture barrier on the ground. The liner was mechanically fastened to stay in place. This liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to the liner. The crawlspace was also made RADON READY. This means that a radon piping system installed below the ground liner. This way if in the future a Radon Mitigation System is needed the homeowner will not have to cut the new plastic to install the piping. Helen now has a full water control system and moisture barrier to control both the humidity and water intrusion into her crawlspace. It was a pleasure helping Helen make her home happy, healthy, and safe!
Water Intrusion - Left Rear Corner Katie V.

Basement & Radon Solutions, BRS Pros installed our Fast Drain sub-floor dewatering system on the front, right, and rear walls of the basement. Then we installed our  French Drain system along the basement foundation walls in the right front corner where the slab ends. The French Drain will consist of 4" plastic water channel and 3/4" washed stone wrapped in filter fabric. The French Drain system was connected into the Fast Drain system for drainage to the Sump Pump. The Sump Pump - Pro-Series was installed on the rear wall, just to the right of the interior wall. The system includes 1/3 HP cast iron primary pump with a dual cage float. Included is a deluxe controller that monitors the pump and power conditions. It will also sound an alarm when problems are detected and/or have a high water warning. Additionally, it activates the pump weekly to exercise and extend the pumps life. Lastly, we installed our 15-Mil white antibacterial premium 100% woven fiber reinforced wall vapor barrier on the foundation wall above the installed Fast Drain system. This protects against moisture, mold, mildew, humidity, and wall leaks. Moisture/water behind the wall liner will drain into the Fast Drain system and removed by the Sump Pump. It was a pleasure helping Katie make her home happy, healthy, and safe!

Sidney N.

Basement & Radon Solutions installed a sub-membrane radon mitigation system in Sidney's crawl space. A 4" radon depressurization suction line was installed in the crawl space. The suction line was extended through the ceiling and into the attic of the home. Then the radon fan (HP220 radon fan R3) was installed in the attic of the home. Then the radon fan vent pipe from the fan was extend to just above the roof so the gas can be expelled safely. A varmint and rain guard PVC exhaust caps were installed on the exterior radon system. This will prevent rain, debris, small animals and birds from entering the vent pipe, guarding and extending the life of Sidney's radon system. If desired the exterior system can be painted in the future for added aesthetics. After that, we installed a 9 mil white 100% woven reinforced vapor barrier to the ground of the crawlspace. This liner is mechanically fastened to the foundation walls, piers. And then all lap joints were sealed with tape manufactured specifically for our liners to prevent moisture and retard soil gas penetration. This helped get the radon gas levels down to 1.2pCi/l! It was a pleasure helping Sidney make his home happy, healthy, and safe!

5 Star Google Review Cliff R.

Basement & Radon Solutions, BRS Pros, did quite a bit of work for Cliff and here is how it went...

1. Removed all insulation from the crawlspace.

2. Remediation of mold and organic growth in the crawlspace by cleaning the sub-floor for wood decaying fungi/organic growth then fogging it with our EPA registered fungicide.

3. Installed new insulation to the crawlspace.

4. Added a Hydra-Channel with a Pro-Series Sump Pump to help with any future water leaks.

5. Encapsulated the crawlspace using Thermal Shield 90 mil wall liner- Metal foil faced reflective liner w/plastic moisture barrier. It's also Class A Fire Rated w/zero perm rate. Then we installed 15 mil Premium ground liner- Walk on/Store on rated, 100% white woven reinforced liner. It's also antibacterial, meaning mold and other organic growth will not grow to the liners.

6. Installed an Aprilaire 1820 dehumidifier in Cliff's crawlspace. This model can remove up to 70 pints of moisture per day!

7. Lastly we installed a Hygrometer- This is a remote senor that will tell Cliff the humidity and temperature of the crawlspace from the comfort of his home.

It was a pleasure helping Cliff make his home happy, healthy, and safe!

The client contacted us about having uneven concrete steps that we wanted to have leveled. Upon inspection the steps were sunk towards the house creating potentially damaging water runoff. Basement & Radon Solutions, BRS Pros, offered a Poly Concrete Lift & Level solution (that is fast, affordable, and green). Project Manager Stanley and Service Technician Thomas were able to raise the concrete steps and angle them at the client's request away from the home.
