Basement & Radon Solutions, BRS Pros, did our poly concrete lift for the Village at Windstone's sidewalk. Here is a little bit about our poly concrete lift:

 

Drilling holes in strategic spots on the slab – holes were drilled in the affected areas of the concrete slabs, usually in a regular pattern and spacing to allow for even pumping of concrete raising material underneath.

 

Polyurethane foam was pumped in – with the holes in the slab, polyurethane foam was pumped in with the use of a high-pressure injection gun. The material instantaneously expands and fills the voids underneath the slab and in the soil, raising the concrete to its original level. This material also helps stabilize the soil underneath by filling in the gaps and compressing loose areas.

 

Cost Effective – Concrete raising is typically half the cost of replacing the same concrete. Ultimately, the cost of raising or stabilizing concrete is a direct reflection of how much leveling material the project will require.

 

Quick-Cure Time – Polyurethane typically cures 15 minutes after injection allowing areas to be fully available in minutes instead of days.

 

Clean Work Environment – No concrete or grout spatter and no wash-down needed.

 

Small Holes – Polyurethane concrete raising creates nearly invisible 5/8" holes with minimal patchwork required.

 

Lightweight – Weighing only 2-4lbs per cubic foot, high density polyurethane's lightweight characteristics will not overburden the soil.

 

Green! – The poly foams we use are environmentally friendly, consisting of 39-49% renewable and recycled materials that are made in the USA. Most poly raw materials are petroleum-based. Our green polyurethane Bio-based materials are not only good for the environment, but actually enhance the foam properties.

Basement & Radon Solutions, BRS Pros, did some work to fix the issues and here is how it went...

1. A 4" suction pipe was installed into the ground of the crawl space. For in the event the home is tested for radon in the future and found it to be elevated, this component will be used with the additional exterior radon system to correct radon levels.

2. Installed a partial perimeter interior French Drain with a lateral drain. We installed the perimeter drain starting at the first footer step up before concrete pad on left foundation wall. Then continuing alongside concrete pad towards the rear and along the entire rear foundation wall. The lateral French Drain line runs from the low point at bottom of the slope through middle of crawl space. Then sloping towards the rear and connecting directly to sum pump basin. The French drain consists of 4" plastic water channel and 3/4" washed stone wrapped in filter fabric. The French drain system was then connected to our sealed sump pump/basin in the crawl space and then it was  extend and discharged into the left front corner. The drain was connected to the ice cop, 3 inch drain and a bubbler pot.

3. Installed our Thermalshield liner which is a metal faced reflective wall liner with a plastic moisture barrier. ThermalShield is 90 mil thick, Class A Fire Rated with a near zero perm rate. It reflects the natural occurring heat generated in the crawl space away from the foundation walls to provide a much warmer space.

4. Installed our premium 15 mil vapor barriers to the ground of the crawl space. It is a walk on, store on approved 15-mil white 100% woven reinforced liner. This ground liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.

5. Next, we installed an Aprilaire 1850 dehumidifier in the crawl space. This dehumidifier will remove up to 95 pints of moisture per day! It's proudly made in the USA and comes with a 5 year manufactures warranty. 

6. Lastly, we installed the Hygrometer. It is a remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in the crawl space to give David an accurate reading of relative humidity. This product will help him monitor the effective humidity of the dehumidifier in the crawl space.

Basement & Radon Solutions, BRS Pros, installed a sub-slab radon mitigation system in Tucker and Terri's basement. BRS Pros installed the radon suction line in the right front garage basement slab. After diagnostics for the system performance, a 5" diameter hole was drilled through the concrete slab to the earth below. This is where a suction pit was then created. A 4" schedule 40 PVC suction line was installed in the slab, sealed and then was extend to the right front exterior of the home. The radon fan was mounted on the right front exterior of Tucker & Terri's home. The radon vent pipe was then extend above the roof to expel the radon gas safely. The manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line pipe in the garage. This system helped bring down the radon gas levels to 0.9 pCi/l! It was such a pleasure helping Tucker & Terri make their home happy, healthy, and safe!

Basement & Radon Solutions, BRS Pros, installed a Hydra-Channel, 2 Pro-Series Sump Pumps, and did an Encapsulation of Caryn's crawl space. This worked to control both the ground and surface water coming into Caryn's crawlspace as well control the humidity to prevent mold growth. 

  1. We started by installing the Hydra-Channel. We consider the Hydra-channel a modern French drain! Not only will it remove up to 70% of storm water faster it is also more economical as the client saves on both material and labor!!! A clean trench was dug along the full interior perimeter of the crawl space foundation. The hydra-channel will be installed according to manufacturer's instructions adjacent to the footing. This allows water to flow freely to the two in-ground sealed sump pumps/basins. The Hydra-Channel system will carry a five year transferable warranty.
  2. Secondly, we installed 2 Pro-Series Sump Pumps to the crawl space. We installed one Pro-Series Sump Pump system in the rear corner by the crawl space access and a second pump in the front corner nearest to the garage. The system includes 1/3 HP cast iron primary pump with dual float cage. Included is a deluxe controller that monitors pump, power conditions, and sounds an alarm when problems are detected and/or a high water warning in the sump. Additionally, it activates pump weekly to exercise and extend pump life. 
  3. Lastly, we did an Encapsulation of the crawl space that included 9 mil wall liner, 15 mil ground liner, and THERMAX rigid insulation. The 9 mil wall liner is a white 100% woven reinforced liner. The 15 mil is a premium (walk on, store on) white 100% woven reinforced liner that included a radon ready system. A radon piping system was installed below the 15 mil ground liner. The piping system will be used in the future if the home is tested for radon gas and requires a complete radon system. The 15 mil woven ground liner will control moisture vapor and dampness from the ground of the crawl space. Then we installed the THERMAX rigid insulation whish is 2" thick (R-13) closed cell insulation. It sealed the access between the crawlspace and under back porch area. It can be removed for access to be gained to the crawlspace. THERMAX is glass-fiber-infused polyisocyanurate foam core laminated between 1.0 mil smooth reflective aluminum facers on both sides. The insulation color is silver. It was a joy yo help Caryn make her home healthy, happy, and safe for the new home owners!

Basement & Radon Solutions, BRS Pros, went in and installed our 9-mil white 100% woven reinforced liner on the floor, pilers and walls to help waterproof the crawlspace. Under the liner we layed a radon piping system, which Dan & Charlene could use if in the future they have elevated radon gas.  Then we also installed an Aprilaire 1820 Dehumidifier in the crawlspace. This dehumidifier removes up to 70 pints of moisture per dayy and it comes with a 5 year manufacturer's warrenty. Lastly, we set Dan & Charlene up with a Hygrometer Humidity Sensor. This sensor is to help see the tempature and humidity of the crawlspace from a monitor that is placed inside the home for easy viewing. It was a pleasure to help make Dan & Charlene's home happy, healthy, and safe!
