Met with rep from above company on September 13 at the house near Lake Junaluska. Arrived promptly on time. I knew I had a really bad situation as the house was over 100 years old and it was probably going to be more expensive to fix the wet basement than I could afford. However, I was given many good suggestions as to what I could do without spending the $8-10 thousand dollars it would take to completely fix the problem. I was shown photos of work Basement and Radon Solutions had done on other properties and I was impressed. I chose to do the things I was advised might help the situation, as I would not be able to afford the "total fix." I was very impressed with the knowledge, patience, and professionalism of the representative who came.

Checked area - gave consult of what needed to be done - did not encourage expensive solutions
but gave advice to the extent that the crawl space needed updating. Basically an advisory inspection.
Punctual, friendly and knowledgeable.

Vertical foundation crack on front foundation wall Chandler & Lauren N.
July 1, 2021
Basement & Radon Solutions did quite a bit of work for Chandler & Lauren. Here are some of the work we did in their crawl space- 1. Added 5 carbon fiber straps from Fortress to the walls in the crawl space. Fortress carbon fiber/Kevlar unidirectional carbon fiber straps were installed vertically along interior and exterior foundation cracks on front and left crawl space walls. The foundation wall was scarified and cleaned smooth where the straps are located on the wall. High strength epoxy was then applied to the wall and straps. The straps may be painted in the future for aesthetic purposes. 2. We installed a Fast Drain that is connected to our Pro-Series Sump Pump. Installed the Sump Pump basin with a removable (flush with floor) lid covered with stone in the right front corner of the upper level crawl space (as looking at the front door)(see diagram). The system includes 1/3 HP cast iron primary pump with a dual float cage that protects debris from the float. Included is a deluxe controller that monitors pump and power conditions and will sound an alarm if problems are detected and/or a high water warning in the sump. Additionally, it activates the pump weekly to exercise and extend the pumps life. 3. Then, we installed our Thermal Shield. The Thermal Shield is a metal foil faced reflective wall liner with a plastic moisture barrier. The wall liner is mechanically fastened/sealed to within 6" of the top of the crawl space foundation wall. Thermal Shield is 90 mil thick, Class A Fire Rated with a near zero perm rate. Thermal Shield reflects the natural occurring heat generated in the crawl space away from the foundation walls to provide a much warmer space. 4. We then installed a dehumidifier. It is an Aprilaire 1820. This model will remove up to 70 pints per day! Also proudly made in the USA and carries a 5 year manufactures warranty. 5. Lastly, we installed a Hygrometer. This is a remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Chandler & Lauren's crawl space to give them an accurate reading of the relative humidity. This product will help them monitor the effective humidity of the dehumidifier in the crawl space. It was a pleasure helping Chandler & Lauren get there new home happy, healthy, and safe!
5 Star Review Monroe M.
June 22, 2021
Basement & Radon Solutions, BRS Pros did an encapsulation for Monroe's crawl space. We started by using our spray foam. It's a Class A fire rated polyurethane closed cell spray foam insulation which was sprayed on the rim joist and sill plates. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plate (rim joist) above the masonry foundation wall. Closed cell foam insulation (moisture and air will not penetrate this product) will fill and seal cracks, cavities and joints. Fiberglass insulation will not perform to prevent air infiltration. This product application will reduce cold spots in the floor adjacent to the main level walls. We installed fiber glass insulation in the crawl space. The insulation is approximately 3 1/2" thick which offers an R-11 insulation factor (code compliant for new construction). The insulation was hung approximately 6" from the top of the interior masonry foundation wall to provide a termite inspection and will cover wall to approximately 4" off the ground. We also installed our Dimple Shield along with our 15 mil liner. Dimples Shield is a heavy duty 20-mil underlayment on the ground below the 15 mil vapor barrier. It protects from puncture/wear and improves water movement due to the dimpled design. Adding the dimple drainage mat to our 15-mil reinforced ground liner gives homeowner 35-mil protection. Our 15 mil liner is walk on/store on white 100% woven reinforced vapor barrier. We also installed our Radon Ready System under the floor liners. A radon piping system was installed. The piping system will be used in the future when the home is tested for radon gas and requires a complete radon system. After that, we installed our 9-mil white 100% woven reinforced wall liner on the walls and piers in the crawl space. The wall liner is mechanically fastened/sealed to within 6" of the top of the crawl space foundation wall. Lastly, we put in a Hygrometer. This is a remote temperature and relative humidity meter stand alone unit with one remote sensor. This wireless remote sensor was mounted in the crawl space. It will give an accurate reading of the humidity in the crawl space. It was a pleasure helping Monroe make his home happy, healthy, and safe again!
Aaron 5 Star Review Aaron G.
June 11, 2021
Basement & Radon Solutions, BRS Pros installed a dewatering system in Aaron's crawl space. The system we installed is a Hydra-Channel. We started by digging a clean trench along the left and rear interior perimeter of the crawl space foundation. The Hydra-Channel was installed according to manufacturer's instructions, adjacent to the footing. The Hydra-Channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system. This will allow water to flow freely to the in-ground sealed Sump Pump/basin. The Hydra-Channel system does carry a five year transferable warranty to prevent water on top of the ground liner. The ground liner/vapor barrier we used is our 15 mil.- Our Premium (walk on, store on) 15-mil white 100% woven reinforced liner. The premium ground liner was nailed/sealed approximately 6" to 12" above the ground to the foundation wall. A radon piping system will be installed below the ground liner. The new piping system was connected to the existing 3" PVC active piping system. Our 15-mil woven ground liner will control the moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner. Lastly, we installed a Hygrometer. Which is a remote temperature and relative humidity meter, stand alone unit with one remote sensor. The wireless remote sensor was mounted in Aaron's crawl space to give him an accurate reading of the relative humidity. This product will help Aaron monitor the effective humidity of the dehumidifier in the crawl space. It was a pleasure helping Aaron get his more safe, healthy, and happy for a new home owner!
