Brad McClain and Elizabeth are as helpful as they come. Came to them a few weeks ago with a foot of water in our crawl space. Brad went out of his way to pump the water out for us and get a waterproofing system installed in short order. System and barrier are working great, can’t recommend him and his crew enough! I have worked in the building and real estate sectors for 40 years and this is absolutely the best company I have ever had the pleasure to work with. During their installation of my new French drain they encountered unforeseen problems. We had 3 houses that needed basement work...damp crawl space and one with an unacceptable level of radon (it was 12 and anything above 4 is not good.) We interviewed 3 companies and hired BRS both on price estimate and the professionalism of the estimator/project manager. We were a little dismayed when the project manager moved out of town before the project even started but Rod, the owner, stepped in and said he would make sure everything happened as promised. And he did! This company is great! The crew was always on time and left the property in great shape...hauling away trash generated and sweeping up dirt from the crawl space. Roy was the lead person on our project and he was extremely responsible. Each day when he left, Roy would explain what they had done that day and what would happen the next day. The company did not try to sell us more things than we needed (ex— did not push 2 dehumidifiers as opposed to one) The crew worked in a timely manner. All work was done as expected and even came in $100 under the estimate. Remember the radon? The mitigation they performed reduced it from 12 to 0.2. We would hire them again in a heartbeat.
Also, the office staff was wonderful on the phone and answering questions. Very cheerful, very helpful.

Basement & Radon Solutions, BRS Pros, did our poly lift for Colin on his driveway. Here is how we do it, plus some benefits-

 

Drilling holes in strategic spots on the slab – holes were drilled in the affected areas of the concrete slabs, usually in a regular pattern and spacing to allow for even pumping of concrete raising material underneath.

 

Polyurethane foam is pumped in – with the holes in the slab, polyurethane foam is pumped in with the use of a high-pressure injection gun. The material instantaneously expands and fills the voids underneath the slab and in the soil, raising the concrete to its original level. This material also helps stabilize the soil underneath by filling in the gaps and compressing loose areas.

 

Cost Effective – Concrete raising is typically half the cost of replacing the same concrete. Ultimately, the cost of raising or stabilizing concrete is a direct reflection of how much leveling material the project will require.

 

Quick-Cure Time – Polyurethane typically cures 15 minutes after injection allowing areas to be fully available in minutes instead of days.

 

Clean Work Environment – No concrete or grout spatter and no wash-down needed.

 

Small Holes – Polyurethane concrete raising creates nearly invisible 5/8" holes with minimal patchwork required.

 

Lightweight – Weighing only 2-4lbs per cubic foot, high density polyurethane's lightweight characteristics will not overburden the soil.

 

Green! – The poly foams we use are environmentally friendly, consisting of 39-49% renewable and recycled materials that are made in the USA. Most poly raw materials are petroleum-based. Our green polyurethane Biobased materials are not only good for the environment, but actually enhance the foam properties.

Basement & Radon Solutions, BRS Pros a few things at the home, and this is how it went...

1. We removed all contaminated sub-floor insulation from the crawl space.

2.  The crawl space sub-floor wood components were cleaned and deodorized for wood decaying fungi and organic growth.

3. After cleaning an EPA registered fungicide was completely fogged throughout the crawl space. It will kill 99.9% of mold spores and will inhibit the growth of mold and mildew. Decay and organic growth will be treated and cleaned.

4. We sprayed the rim joists and sill plates with our class A fire rated polyurethane closed cell spray foam insulation. It prevents air infiltration (unlike fiberglass insulation) and will insulate the wood band plate (rim joist) above the masonry foundation wall. Closed cell foam insulation (moisture and air will not penetrate this product) will fill and seal cracks, cavities and joints.

5. We installed out Sump Pump Pro-Series package. The Sump Pump basin with a removable (flush with floor) lid is covered with stone in low point in left front corner of the crawl space (as looking at the front door). The system includes a 1/3 HP cast iron primary pump with a dual float cage that protects debris from the float. Included is a deluxe controller that monitors pump and power conditions and will sound an alarm if problems are detected or a high water warning in the sump. Additionally, it activates pump weekly to exercise and extend the pumps life.

6.  The foundation vents were completely sealed with 2" poly-foam insulation from the interior of the crawl space, preventing exterior air and moisture entering crawl space.

7. Installed our 9 mil white 100% woven reinforced ground liner on the foundation wall. The wall liner was mechanically fastened/sealed to the foundation walls.

8. Next we installed our fiberglass blanket insulation with white vapor barrier to interior perimeter foundation walls. Insulation is approximately 3 1/2" thick which offers an R-11 insulation factor (code compliant for new construction). Insulation was mechanically fastened approximately 6" from the top of the interior masonry foundation wall to allow a termite inspection. The insulation covers wall to approximately 6" off the ground and taped at the bottom.

9. Then, we installed our 15 mil Premium (walk on, store on) white 100% woven reinforced radon ready crawl space system. The premium ground liner was nailed/sealed approximately 6" to 12" above the ground to the foundation wall. A radon piping system was installed below the ground liner, the piping system will be used in the future when the home is tested for radon gas and requires a complete radon system. 15-mil woven ground liner will control moisture vapor and dampness from the ground. Most crawl space liners are partially reinforced, our woven liner is 100% reinforced and tough unlike competitive brand liners that are only 10% reinforced. This product will not off gas (known on Google as "crawlspace cat urine odor", go ahead and check it out), we guarantee it!! Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner.

10. We installed a Hydra-Channel. A clean trench was dug adjacent to the foundation footing along the four interior perimeter foundation walls. The hydra-channel was installed according to the manufacture's instructions adjacent to the footing. The Hydra-Channel engineered fusion welded high strength polyethylene water system will remove storm water up to 70% faster than a pipe and stone system. This will allow water to flow freely to the in-ground sealed sump pump/basin located in the right rear interior of the crawl space. The Hydra-Channel system does carry a five year transferable warranty to prevent water on top of the ground liner.

11. We also installed an Aprilaire 1820. This model will remove up to 70 pints of moisture per day! It comes with a 5 year manufactures warranty. 

12. Lastly, we installed a Hygrometer. Remote Temperature and Relative Humidity Meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in the crawl space to give them an accurate reading of relative humidity. This product will help monitor the effective humidity of the dehumidifier in the crawl space.

The piping system will be used in the future when the home is tested for radon gas and requires a complete radon system. If so then it would only need a radon fan and cost more than half the price if done later. A 9-mil woven ground liner will control moisture vapor and dampness from the ground. Most crawlspace liners are partially reinforced, our woven liner is 100% reinforced and tough unlike competitive brand liners that are only 10% reinforced. This product will not off gas (known on Google as "crawlspace cat urine odor", go ahead and check it out), we guarantee it!! Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to the liner. Basement & Radon Solutions, BRS Pros, installed a FastDrain Basement Waterproofing System for Dr. Beth. We installed our FastDrain sub-floor dewatering system on the left, rear and right walls of the basement. Also we installed our GrateSump basin with a removable (flush with floor) lid covered with stone in the right rear corner of the basement (as looking at the front door). The system includes 1/3 HP cast iron primary pump with dual float cage that protects debris from the float. Included is a deluxe controller that monitors the pump and power conditions. It will also sound an alarm if problems are detected and/or a high water warning in the sump. Additionally, it activates the pump weekly to exercise and extend pump life. After that, we also installed our FastSump Inverter battery back up system for the primary sump pump. It is a 900 Watt with 12 Volt sealed battery, battery box, and stand for the inverter. It's a heavy duty marine lead acid 12 Volt 140 amp-hour battery to provide power-loss protection for the FastSump Pump. With this basement waterproofing drainage system Beth's house is protected even if the power goes out! It was a pleasure helping Dr. Beth make her home happy, healthy, and safe!

Basement & Radon Solutions, BRS Pros, installed a dewatering system in the crawl space called a French Drain. The French Drain was installed around the full perimeter of the interior. The French Drain consists of 4" plastic water channel and 3/4" washed stone. The French drain system was connected to our sealed sump pump/basin in the right rear corner of the crawl space. Then it was extend and was discharged to the exterior. The drain also was connected to an ice cop, 3 inch drain and a bubbler pot. After that we installed our 9 mil vapor barrier to the ground of the crawl space. Our liner is a white 100% woven reinforced crawl space ground liner which will control moisture vapor and dampness from the ground. Most crawlspace liners are partially reinforced, our woven liner is 100% reinforced and tough unlike competitive brand liners that are only 10% reinforced. This product will not off gas (known on Google as "crawl space cat urine odor", go ahead and check it out), we guarantee it!! Our woven ground are antibacterial, meaning mold and other organic growth will not grow to the liner.
