Brad McClain and Elizabeth are as helpful as they come. Came to them a few weeks ago with a foot of water in our crawl space. Brad went out of his way to pump the water out for us and get a waterproofing system installed in short order. System and barrier are working great, can’t recommend him and his crew enough! I have worked in the building and real estate sectors for 40 years and this is absolutely the best company I have ever had the pleasure to work with. We had 3 houses that needed basement work...damp crawl space and one with an unacceptable level of radon (it was 12 and anything above 4 is not good.) We interviewed 3 companies and hired BRS both on price estimate and the professionalism of the estimator/project manager. We were a little dismayed when the project manager moved out of town before the project even started but Rod, the owner, stepped in and said he would make sure everything happened as promised. And he did! This company is great! The crew was always on time and left the property in great shape...hauling away trash generated and sweeping up dirt from the crawl space. Roy was the lead person on our project and he was extremely responsible. Each day when he left, Roy would explain what they had done that day and what would happen the next day. The company did not try to sell us more things than we needed (ex— did not push 2 dehumidifiers as opposed to one) The crew worked in a timely manner. All work was done as expected and even came in $100 under the estimate. Remember the radon? The mitigation they performed reduced it from 12 to 0.2. We would hire them again in a heartbeat.
Also, the office staff was wonderful on the phone and answering questions. Very cheerful, very helpful.

Basement & Radon Solutions, BRS Pros did quite a bit of work for Chris. Here are the steps we took to help him. 1.We first fogged the crawl space with a EPA registered fungicide that kills 99.9% of mold spores & mildew. 2.We then applied spray foam at the rim joints. This prevents air infiltration (unlike fiberglass insulation) and insulated the wood band plates. 3.Following that we dug a clean trench along the full interior of Chris's crawlspace foundation, and installed two Hydra-Channels adjacent to the footer. The Hydra-Channels high strength polyethylene water system will remove storm water up to 70% faster than a traditional pipe and stone system. It then will allows water to flow freely to the in-ground sealed sump pump/basin. 4.Next, we installed a Pro-Series Sump Pump. The system includes 1/3 HP cast iron primary pump with a dual float cage that protects debris from the float. Included, is a deluxe controller that monitors the pump and power conditions. It also will sound an alarm if problems are detected, such as high water. The pump also activates weekly to exercise and extend the pumps life. Pump capacity is 3200 GPH @ 10' head with high efficient 5 amp pump motor. Sealed air resistance sump basin and in-line check valve. The sump basin has a top mounted patented air tight flood drain that will allow surface water into the basin from a broken plumbing line or a leaking water heater. 5. After that we installed a 4" suction pipe, this is used in the event that Chris's home is ever tested for radon in the future. The pipe will be used with the additional exterior radon system. Following this we installed a 9-mil white 100% woven wall liner. Finishing the encapsulation with a 15-mil white ground moisture barrier. The product will not off gas, it is also antibacterial. Meaning it will not allow organic growth to grow on his liner. 6.Next to last we installed an Aprilaire residential humidification. The Aprilaire is Energy Star rated dehumidifier and delivers 23% annual energy savings above conventional products. Its high-capacity is designed to control humidity in their crawl space. To finish we mounted a Remote Humidity Sensor- Hygrometer to the crawl space. This will help Chris monitor the effective humidity of the dehumidifier in his crawl space. 7. To finish the job we put in a remote temperature and relative humidity meter. The wireless remote sensor was mounted in Chris's crawl space to give him an accurate reading of relative humidity. This helps Chris effectively monitor humidity of the dehumidifier in his crawlspace.

Basement & Radon Solutions, BRS Pros did quite a bit of work for Michael. Here is how it went... 1. Foundation vents and any above grade wall penetrations were completely sealed with poly-foam insulation from the interior of the crawl space preventing exterior air and moisture into the crawl space. 2. Radon- Connecting the radon piping system installed below our encapsulated ground liner to a 4" PVC suction pipe that will extend to the right exterior of the home where the radon fan was installed. The radon vent pipe was then mounted to the exterior wall and then was extended above the roof line. 3. Manometer- The manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line of the system in the crawl space for easy viewing. 4. Epoxy Sealing- We epoxy sealed one 10' vertical masonry foundation crack. The wall was grooved 1/4" to 3/8" at crack opening. Then, it was cleaned and sealed with foundation high strength epoxy. 5. Wall Liner- Installed our 9-mil white 100% woven reinforced liner on the walls. The wall liner was mechanically fastened/sealed to within 6" of the top of the crawl space foundation wall. 6. Dimple Shield- Installed our heavy duty 20-mil plastic dimple underlayment on the ground to go below the vapor barrier. It protects from puncture/wear and improves water movement due to the dimpled design. Adding the dimple drainage mat to our 15-mil reinforced ground liner gives homeowner 35-mil protection. 7. Ground Liner- Installed our Premium (walk on, store on) 15-mil white 100% woven reinforced liner. The premium ground liner was nailed/sealed approximately 6" to 12" above the ground to the foundation wall. The 15-mil woven ground liner will control moisture vapor and dampness from the ground. Our woven ground and wall liners are antibacterial, meaning mold and other organic growth will not grow to our liner. 8. Dehumidifier- Aprilaire has been the industry leader in residential humidification control since 1954. The Aprilaire Model E100 Energy Star rated dehumidifier delivers 23% annual energy savings above conventional products, a high-capacity solution designed for humidity control in crawl spaces and basements. The Model E100 removes up to 95 pints (11 7/8 gallons) of moisture per day! Proudly made in the USA, and it comes with a five year manufacturer's parts warranty when installed by BRS Pros, an authorized installer for AprilAire. 9. Hygrometer- A remote temperature and relative humidity meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Michael's crawl space to give him an accurate reading of relative humidity. This product will help Michael monitor the effective humidity of the dehumidifier in the crawl space. After installing the mitigation system, the radon came back at 1.4 pCi/L! It was a pleasure helping Michael make his home happy, healthy, and safe!

Microbial growth on wood floor system Liz M.

Basement & Radon Solutions, BRS Pros started by mitigating the mold & organic growth in the crawl space. We removed all fungus/mold contaminated sub-floor insulation and moisture vapor barrier from crawl space. The crawl space sub-floor wood components were cleaned and deodorized for wood decaying fungi and organic growth. After cleaning an EPA registered fungicide was completely fogged throughout the crawl space. It will kill 99.9% of mold spores and will inhibit the growth of mold and mildew. Then, we installed new R-19 Kraft faced batt fiberglass insulation in crawl space sub-floor. We also fixed up the vapor barrier that had some holes and rips with our Premium (walk on, store on) 15-mil white 100% woven reinforced ground liner. After that, we replaced the old dehumidifier with a new Aprilaire Model 1820 unit. This dehumidifier is a high-capacity solution designed for humidity control in crawlspaces and basements. The Model 1820 removes up to 70 pints (8 3/4 gallons) of moisture per day! Proudly made in the USA and comes with a five year manufacturer's warranty. Lastly, we installed a Hygrometer. Remote Temperature and Relative Humidity Meter stand alone unit with one remote sensor. The wireless remote sensor was mounted in Liz's crawl space to give her an accurate reading of relative humidity. This product will help Liz monitor the effective humidity of your dehumidifier in the crawl space. It was a pleasure helping Liz make her home happy, safe, and healthy!

Basement & Radon Solutions installed our Sub-Slab radon mitigation system and out Fast Drain dewatering system. For our Sub-Slab mitigation system we installed it in the basement slab. After diagnostics for system performance, a 5" diameter hole was drilled through the concrete slab to the earth below, a suction pit was then created. A 4" schedule 40 PVC suction line was then installed in the slab. it was sealed and then extended to the left exterior of the home. The radon fan was mounted on the rear exterior of the home. Then the radon vent pipe was extend above the roof line to expel the radon gas safely. Then, the manometer gauge (homeowner radon fan monitoring vacuum gauge) was installed on the suction line pipe in the garage. After that we installed the Fast Drain dewatering system on the left and rear walls of the basement. This is connected to the battery backup system called Pro-Series PS-C33 Combination Backup and the Primary Pumps. Here are some benefits and facts about the system- • Automatically switches to battery power when AC fails • Unique monitoring controller detects irregularities, sounds an alarm, and pinpoints problems and solutions on control panel • Primary pump with energy efficient PSC motor is continuous duty rated and water cooled • Primary pump controller allows for adjustable pump run time and exercises pump weekly to extend pump life • Dual float switches provide dependable activation for both primary and backup pumps • Backup will assist primary pump if excessive amounts of water are entering the sump • Maintains and recharges battery automatically • Alarm can be silenced during a power outage • Designed for use with wet cell or AGM / maintenance free batteries • USB Data Port and Remote Terminals connect to external devices such as a PHCC Pro Series CONNECT Module, home automation systems or other devices for remote notification. Lastly, we installed out vapor barrier. The 15-Mil white antibacterial premium 100% woven fiber reinforced wall vapor barrier on the foundation wall above the installed Fast Drain system. Protects against moisture, mold, mildew, humidity and wall leaks. Moisture/water behind wall liner drains into the Fast Drain system. It was a pleasure helping Josh make his home safe, healthy, and happy!
